If you are selling and not buying it is a much easier process.  If you want to sell quickly then show off your property in its best light.  Make sure it:-

• Has instant “Kerb Appeal” – looks good outside
• Is “Clean and Clear”- making the most of the space
• Is “Present and Identified” – rooms are laid out properly, as a dining room or bedroom, rather than half of it used for an office.

Don’t choose an agent just because he:-

• Suggests the highest price or
• Offers the lowest commission

Choose an agent which will:-

• Justify the value based on similar, sold properties.
• Have someone in-house who can progress the sale.   

Consider all offers, however low, if it will allow you to move when and where you want to. Don’t forget the property market can turn from great to bad within three months and if your property is on the market for too long you may have to sell for less than the original offer!
